One of the best predictors of success in college is how involved students are and how much they feel a part of the campus. The halls are positive residential communities that support the academic mission of the univer­sity. The residence halls provide programs, services and a diverse community environment that contribute to individual learning, growth and development and in which respect and responsible behavior are encouraged. The residence halls provide safe, comfortable, affordable and well-maintained facilities for residents. Electric­ity, water, wireless and hard-wired data connection, cable service and local phone service are included in the lease payment for all of our Residence Halls and University Village. The residence hall staff members are trained to assist students with the transition to college and to assist residents in reaching their maximum potential and personal goals.

University Village Phase I

University Village Phase I is a 396-bed apartment-style complex for upperclassmen. All bedrooms are private and have a connected private bathroom. Each apartment is fully furnished and includes a living room suite, full-sized refrigerator and stove, dishwasher, washer/dryer unit, full-sized bed with mattress, desk with chair and a chest of drawers. Two-, three, and four-bedroom apartments are $3,375 per semester for an academic year lease.

University Village Phase II

University Village Phase II is a 402-bed apartment-style complex and is freshmen preference. Each apartment is fully furnished and includes a living room suite, refrigerator and two-burner cook-top, stacked washer/dryer unit, extra-long twin-sized bed, desk with chair and a chest of drawers. Two-, three-, and four-bedroom apartments are $3,210 per semester; a one-bedroom apartment is $3,820 per semester.

Residence Halls

Ellington and Browning Halls are for both freshmen and upperclassmen, with males and females living on separate floors. Each building is designed with a bathroom located between two rooms. Rates are $1,460 for double occupancy and $2,245 for a private room per semester. Ellington Hall also houses our Global Experi­ence Living Learning Community.

Living Learning Communities (LLC)

Cooper Hall is for both freshmen and upperclassmen, with males and females living in separate suites. The hall has a suite-type arrangement including a living room and four or five rooms with a shared bathroom containing two private showers, two stalls, and three sinks. The four-story rectangular building surrounds a beautiful open courtyard with a large multi-level fountain. Each floor of the LLC will have a community room with social area, presentation technology, study rooms, and a break room. Academic Major LLCs are currently available for Pre-Professional Health, Engineering, Future Teachers, Criminal Justice, Music, and Agriculture. Additional LLCs are available for University Scholars, Call Me Mister, and ROTC. Rates are $1,750 for double occupancy and $2,495 for a private room per semester.

Traditional Apartments

Campus housing facilities provide for faculty, staff, and students with one-, two- and three-bedroom apart­ments. Ranges, air-conditioning units, refrigerators, basic cable, wired and Wi-Fi data connections, water and local phone service are furnished in all units. Residents must provide their own furniture and electricity.

Rental rates per semester are as follows:

University Courts: 1 bedroom $2,135
  2 bedroom $2,290
  3 bedroom $2,700

Reservations for Housing

Applications for Ellington, Browning, Cooper, University Village or University Courts can be made online. To reserve a room, complete the housing application and submit a $150 deposit.

The housing deposit is refundable if a written request for cancellations is received in the housing office by June 1 for the fall semester or by December 1 for the spring semester. The deposit will be forfeited if the cancellation dates are not met or if the room or apartment is not claimed by 1 p.m. on the first day of class for the semester for which the student has applied. Applications received and cancelled after the cancellation dates will result in forfeiture of the deposit. Students may not transfer deposits to other applicants.

Living Off Campus

The university requires that students enrolled with less than 45 completed credit hours before the first day of classes sign an academic year lease.

Students who will be 21 before the first day of classes of their first term of enrollment are automatically exempt from the requirement to live on campus.

Students may also be exempt from the requirement to live on campus while they live in the principal resi­dence of a parent or legal guardian within the counties of Weakley, Henry, Carroll, Gibson, and Obion in Tennessee; and the counties of Fulton, Hickman, and Graves in Kentucky. Students desiring this exemption must apply and give supporting documentation.

Requests for exemption to the live-on requirement on the basis of compelling personal circumstances will also be considered. To begin the exemption process, students should first contact Mrs. Teresa Hibbard in the Office of Housing at 731-881-7737 or thibbard@utm.edu.

Students who meet the live-on requirement, have registered for classes, and have not completed a housing application/deposit or been approved for a housing exemption will receive a housing assignment at the lowest residence hall rate.
